Description

Fifty-five mils that bends

TYPAR Flexible Flashing is a different animal from the Butyl. Where the butyl is a thin polyethylene facer built to lie flat, this is a 55-mil conformable membrane — a textured cross-laminated polyolefin facer over 30 mils of butyl rubber copolymer adhesive.

That thickness is the whole point. It is three and a half times the 15.5 mils of TYPAR Butyl Flashing, and it is what lets the material stretch into a radius, around a sill pan corner, or over a transition between two materials that do not line up — in one piece, with no cut and no lap.

Most crews buy both and use the Flexible only where the geometry demands it. At 55 mils it costs real money per foot — spend it on the curves and let the butyl handle the straight work.

Nine inches, and why that is the ceiling

Typar makes the Flexible in 6-inch and 9-inch only. This is the wide one. Nine inches covers a sill pan on a standard rough opening with material left to turn up both jambs, and it wraps an arched head with enough width to lap the wrap above.

If your detail is wider than 9 inches, Typar’s answer is the 12-inch Butyl — wider, but flat. There is no 12-inch flexible in the line.

One spec Typar does not publish

Typar publishes an application temperature range for the Butyl Flashing — 30°F to 180°F — but does not publish one for the Flexible. The Flexible passes cold-temperature pliability under ASTM D-1970, which is a different thing: it says the material stays flexible when cold, not that the adhesive will bond at a given temperature.

Practical read: if you are flashing in cold weather and the temperature is the constraint, work from a product that states its floor. ZIP System Stretch Tape publishes 0°F and DuPont FlexWrap NF publishes 25°F. In mild conditions this is a non-issue.

The split-back liner

The liner is split down the middle, which matters more on a conformable product than on a flat one. You peel half, set the position while the other half is still protected, then release the rest and work the stretch. On a sill pan corner that is the difference between placing it once and fighting it.

How far 75 feet goes

Budget the opening width plus about a foot per corner turned up:

The factory case is only 2 rolls, so this is a product that ships in small quantities — order it with the rest of the job rather than as an afterthought.

Installation notes

You need:

  • A dry, clean substrate free of frost, dust and loose fasteners
  • A roller — seat the flat first, then work the stretched areas
  • Primer (3M Super77 or equivalent) where the substrate is marginal, per Typar’s spec
  • The weather barrier installed before the windows — Typar states this explicitly
  • The window or door manufacturer’s own sill pan instructions, which govern

Frequently asked questions

How is this different from the Butyl Flashing?

Thickness and facer. The Flexible is 55 mils on a conformable cross-laminated polyolefin; the Butyl is 15.5 mils on a flat polyethylene barrier. Same adhesive family, completely different jobs.

Does it come in 12 inches?

No. The Flexible is made in 6-inch and 9-inch only. For a wider detail you are looking at the 12-inch Butyl, which is flat.

What temperature can I install it at?

Typar does not publish an application temperature for this product — only that it passes cold-temperature pliability under ASTM D-1970. If cold-weather installation is your constraint, buy a flashing that states its minimum.

How much does it stretch?

Typar does not publish an elongation figure. What they state is that it is highly conformable and intended for curves, corners and tricky transitions. We are not going to quote a percentage nobody publishes.

Can I use it on an arched window?

That is one of the details it exists for. Work from the bottom up so every lap sheds water outward, and roll each section as you go.

How long can it stay exposed?

Six months of UV before the cladding goes on.
